Tap Repairs in Fortitude Valley

200+ five-star Google reviews

A dripping tap rarely rates as an emergency, but it never stops being your problem. Tap repairs in Fortitude Valley split into two camps, because the suburb runs both kinds of fitting: quarter-turn mixers in the apartment towers and washer taps still turning in the pre-1940 shopfront conversions. Our Fortitude Valley team fixes both, and every job is done by a licensed plumber.

How Tap Type Decides the Repair

The tap on your bench seals one of two ways. A washer tap presses a rubber washer onto a valve seat; a mixer relies on a ceramic disc cartridge under its single lever.

The type decides the fault, the part and the fix.

  1. Washer tap

separate hot and cold handles, each turning several full rotations. A washer rides the end of the spindle, and screwing the handle down presses the rubber against the seat to close the flow. The spindle also carries a small brass jumper valve, which lifts the washer clear when the tap opens.

  2. Mixer tap

hot and cold meet inside the cartridge, where two polished ceramic discs slide to start, mix and stop the water. When those discs wear or pick up grit, the cartridge comes out as one unit, and only the correct model fits, since every maker sizes them differently.

A handle that fights you usually means grit inside the cartridge or spindle, even when the tap still holds its seal.

Tap Washers, Cartridges and the Licence Line

Queensland gives exactly one tap task a special status: the QBCC lists the washer swap, jumper valve included, as unregulated work. Any capable person may do that one job, provided the finished work meets the standards.

Every other tap repair is licensed work. Swapping the whole fitting is licensed work by the QBCC's own example, and the jobs in between count as minor work, done by a licensee with no council approval and no Form 4.

Renters get their own set of rules. A leaking tap is not on the tenancy Act's emergency list, so the drip counts as routine: the tenant reports the fault, and the owner or manager must arrange the repair within a reasonable time. If nothing happens, Form 11, the notice to remedy a breach, opens a window of at least seven days for the owner to act.

Tap Leaks at the Spout, Handle and Base

The spot the water comes from names the part that failed. Read the leak before you reach for a spanner:

  1. Drip at the spout

with the tap shut tight, the seal is finished. Suspect a worn washer or a damaged seat on a washer tap, or a tired mixer cartridge.

  2. Water at the handle

a leak around the spindle while the tap runs points to a worn O-ring or spindle seal.

  3. Wet base

water pooling under the fitting, or under the bench, means the O-rings below have perished, the nut under the spout has worked loose, or the tap body has corroded through.

Before anyone opens the tap, shut the water. An isolation valve under the bench closes the supply to that single fitting. Where no isolation valve serves the tap, turn the stop tap at the water meter clockwise instead, and check first that no appliance downstream, such as the hot water system, needs that supply kept on.

A slow drip also wastes far more water than its size suggests. Urban Utilities' concealed leak adjustment excludes water lost through leaking taps, so none of that comes back as a credit on the bill. Everything we fix in that corner of the flat sits on our taps and toilets page.

When an Old Tap Is Past Repair in Fortitude Valley

The bill for a repair turns on four things: tap type, the part required, the condition of the seat and body, and whether an isolation valve sits within reach. A figure lands only after we've seen the tap, in a fixed quote before work begins.

Growth keeps both kinds of job coming. Resident numbers at the area level rose about 24 per cent between 2020 and 2025, and 113 dwellings were approved in 2021-22 alone, so fresh mixers arrive on our run every week alongside century-old washers.

Repair stops being the answer when the body is corroded right through, the seat is beyond saving, or new parts still leave the tap weeping. Then the fitting needs replacing, and that job is licensed work too. Our tap replacement page covers the swap, and a running cistern is a separate fault with its own story on our toilet repairs page.

Tap Repair Questions From the Valley

Call (07) 3523 6484

How can I stop my tap from dripping?

A drip with the tap shut means the sealing part has failed: the washer or seat in a washer tap, or the cartridge in a mixer. Only the washer swap sits outside licensing rules; the rest needs a licensed plumber.

Why is my mixer tap leaking around the base?

Water pooling under a Fortitude Valley mixer usually means the O-rings have perished, the nut joining the spout to the body has worked loose, or the brass body has cracked. Shut the isolation valve under the bench, or the stop tap at the meter, and get the fitting checked.

Does a tap repair need a permit or a Form 4?

No. A tap repair counts as minor work, needing neither a permit nor a QBCC form; the washer swap, being unregulated, needs no paperwork at all.

What should fixing a leaking tap cost?

The price depends on the tap type, the part required, damage to the seat or body, how easily the water shuts off, and how many taps you do. We set the figure after seeing the job, in a fixed quote before work starts.

Will turning the tap off harder stop it dripping?

No, forcing the handle down drives the washer into the seat and wears both out sooner. The tired part is what needs replacing, and a licensed plumber does that swap in one visit.
