Strata Plumber in Fortitude Valley

200+ five-star Google reviews

Fortitude Valley is strata country, so the plumbing question here is never just what broke. Every unit and townhouse sits inside a community titles scheme, so every pipe has a keeper, and that decides who books the repair.

Local Fortitude Valley Plumbing works for lot owners, tenants and townhouse owners across Fortitude Valley and the suburbs around it, and every job is done by a licensed plumber. We are the strata plumber Fortitude Valley lot owners call when the line in question is theirs. We do not hold body corporate contracts; we work for the people who live in the lots.

Lot Pipes or Common Property Pipes

Shared lines fall to your body corporate, and lines that serve your lot alone fall to you. Queensland sets the split with a three-part test, and it starts with two plain definitions.

A lot is the home you hold title to inside the scheme. Common property is everything else: stairwells, risers, plant rooms and shared land, which the body corporate administers for all owners.

Utility infrastructure covers the pipes, drains, sewers and plant that supply water, gas and drainage services across the scheme. A service line is the lot owner's only when it supplies one lot, runs inside that lot's boundary, and stays clear of any boundary structure.

Everything else is common property. One term does the heavy lifting there: a boundary structure is a wall, floor or ceiling marking the divide between neighbouring lots, or between a lot and shared land. Suspended ceilings do not qualify.

Isolation Valves and Submeters

Close the small isolation valve at the fixture first: one turn shuts water to that fixture alone and keeps the rest of the unit supplied. Toilets, taps, dishwashers and heaters each carry their own shut-off, so a drip rarely needs a whole-of-home shutdown.

Submeters tell a different ownership story. Every strata building subdivided since 1 January 2008 has needed one per lot, and Urban Utilities locates each in an accessible shared spot, never inside any unit.

Once a submeter is registered, reviewed and formally created at plan sealing, it belongs to Urban Utilities. The pipework linking the master meter to the submeters, each submeter's own valves, and any meter enclosure remain the body corporate's to maintain.

Who Maintains the Source of a Leak

Three fittings cause nearly every ceiling stain in the unit below, and each lands with a different keeper:

  1. A shower tray

yours, whether you hold title or live in the lot, even if the tray sits outside your walls.

  2. A heater that supplies your lot

yours, because a single-lot service stays with the lot no matter where the tank sits.

  3. A line running through a boundary structure

the body corporate's, booked through your committee.

Shut the fixture's own valve before anything else, then whoever maintains the source line arranges the fix. Our leaking shower repairs page covers tray and recess faults in full.

Apartments Compared With Townhouses

The plan your scheme sits on changes the answer. An apartment block usually runs on a building format plan. Under that plan, a cold water line inside a boundary wall, floor or ceiling is common property, while a line serving your lot within an internal wall stays yours to fix.

A townhouse complex usually sits on a standard format plan instead, and there the boundaries run to the ground. A supply line feeding more than one lot goes to the body corporate, and a line contained within your boundary that feeds only your home is yours.

One wrinkle before a renovation: some apartment jobs need a permit from council, so raise your plans with us before any work begins. Any notifiable work ends with a Form 4, the notice your plumber files with the QBCC once the job wraps up.

Where Both Plan Types Sit

This suburb squeezes both plan types into a small footprint. Area estimates put about 9,328 residents on each square kilometre for 2025, and at the last census the suburb held 5,061 flats and apartments alongside 65 townhouses and 107 detached houses.

That mix matters when water appears, because the scheme plan, not the building style, sets who repairs the line. Ask your body corporate which plan your complex sits on before a dispute starts; we ask the same before we quote.

Tower service zones lean on braided lines, and our flexi hose replacement page covers that swap end to end. For water you cannot see, leak detection traces it through slabs and walls. A heritage conversion on St Pauls Terrace can hide old supply runs behind shared walls that a modern tower would never share.

Unit and Townhouse Plumbing Questions

Call (07) 3523 6484

Who fixes a burst pipe inside my unit wall?

The wall decides. A cold water line inside a boundary structure counts as common property, and your body corporate books the work. A line serving your lot alone, kept to an internal wall, falls to you.

Who looks after a leaking shower tray in a unit?

You do, whether you own the lot or live in it. Queensland rules put shower trays on the lot even when a tray sits outside the lot's own space. We repair it and hand you the paperwork.

Where is the water shut-off in my unit?

Start at the fixture. Every tap, toilet and appliance has a small isolation valve that shuts its own supply. Your lot's submeter never sits inside the unit; under Urban Utilities rules it sits in a shared area nearby, and its valves belong to the body corporate.

Can I call my own plumber for a leak in my unit?

Yes, when the line is yours under the three-part test. Shared lines belong to the scheme, and your body corporate books those repairs. The scheme plan and the test decide which, and a licensed plumber in Fortitude Valley handles the work either way.

How do I stop a leak reaching the unit below?

Shut the small valve serving the faulty fixture, then leave it alone. The repair falls to whoever looks after the faulty line or fitting, and in a Valley tower block we can tell you which once we see the plans.
